abode4 is a family business providing eco-homes designed, built and developed in the UK. We custom-make your abode to your specifications and help you through the process from design, planning issues, connecting to utilities and helping you move in.

We help with every aspect of developing your abode so the process goes as smoothly as possible and you get the abode that is right for you. The main steps are:

Free Planning Assessment

We, and our planning consultants are happy to give you a free consultation to discuss whether your abode will require planning permission and if your garden can provide a suitable site. Most often an abode can be created within the permitted development parameters which means planning permission is not required. The Government Planning Portal is a good place to check whether your plans are within “permitted development”.

After the assessment your options are:

Proceed directly to the design of your abode. Do this if you are happy with our verbal assessment and having reviewed the Permitted Development considerations you are confident that your abode use will fall within Permitted development rights.
For further peace of mind you may get a Written Professional Planning Opinion for a fixed fee of £99 from our planning consultants to confirm the status of your abode plan and then move to specification of your abode
Our planning consultants can apply for a Certificate of Lawfulness for Proposed Use or Development Application on your behalf for your abode for a fixed fee of £349.
You may decide your abode does not fall under Permitted development in which case our consultants can make a full planning application for your abode on your behalf.

Please note that in the case of all fees noted above they will be put towards the deposit on your abode should the application be successful.

Financing

Typically the cost of buying an abode through a mortgage is far less than renting an equivalent home! We can assist in finding the right finance package for you. Specifications and Design

We have a six models ranging from 25 Sq.M studio all the way up to our 70 Sq.M 2 bedroom units for you to choose from. Once you have chosen a model we will then review all the options available to you in order to customize that abode to your taste, including the exterior “skin” and styling of the abode, window and door package, kitchen, flooring etc.

Production

Once you have signed off on your abode specifications we schedule your abode for production at our facility, much of the production process is carried out there to produce the panels required for the structure minimising construction time on site. Typically our turn around from order to completed abode on site is 8 to 10 weeks. Of this the time spent on site is a week to ten days. All our abodes exceed building control standards and come with a full builders warranty.

Aftercare

When you are part of our abode family we will periodically get in touch to make sure you are still getting full enjoyment from your abode, should you have any queries or concerns we always encourage you to get in touch.
